Denise Richards and Aaron Phypers can now close the chapter on their former Los Angeles home!

The estranged couple's landlord finally secured an order to make sure the duo leave his property for good, alongside all their belongings, as they continue with their divorce process.

Denise Richards had seemingly moved out of the home about two years ago, while her estranged spouse, Aaron Phypers, still lived there with his parents and brother.

On Friday, December 26, Richards and Phypers' former landlord earned a win in court following a Superior Court judge signing off on his request to evict the former couple from his property. 

The landlord, identified as John Karan, moved to get Richards and Phypers out of his six-bedroom, five-bathroom, 6,985 square-foot home in Calabasas, California.

In the judgment, the judge affirmed that the lease previously owned by Richards and her husband had been forfeited due to their refusal to pay rent. Karan went a step further by asking that the couple be ordered to remit $84,000 in rent owed by the couple, but he has yet to get a response.

US Weekly reported that Karan filed the lawsuit on November 7, and informed the court that the estranged couple had owed rent for months when they leased the home in 2020 and agreed to pay $12,000 in monthly rent.

The Blast shared that back in August, Richards had filed a motion requesting that her ex-husband and his family be asked to leave the property due to how badly they handled it.

She claimed that Phypers and his brother, alongside their parents, have damaged the home and left it in a "state of disarray." She backed up her motion with alleged pictures of the home featuring disorganized spaces, scattered papers, torn floors, and boxes with messy arrangements.

However, a source close to Phypers countered Richards' allegations and explained that the floors only looked torn up because they were being replaced with new ones.

Richards' request for Phypers to leave the home came on the heels of a juicy restraining order win, which ordered the frequency medicine practitioner to avoid contact with his ex-wife till November 7, 2030.

The actress's ex also made a legal move last month amid their rent default drama when he filed a motion to get spousal support from Richards in a bid to sort his overwhelming bills. He stated in the document that he had been getting by through financial support from friends and borrowing money.

The Blast stated that Phypers told the court he needed over $300,000 to break free from his financial woes. The breakdown included $125,000 to sort his overdue rent, $10,090 for past due HOA fees.

He also requested another $3,543 to pay up past due water bills for reconnection, and $13,000 for past due gas bills for reconnection. Phypers added another 12,000 for past-due electricity, $1,400 for past-due waste management, and $1,200 for past-due special trash removal.

The frequency medicine practitioner also asked that $17,820 be given to him to cover his pickup truck to avoid it getting repossessed, and another $1,960 to pay off bills for some storage units.

Finally, Phypers demanded $150,000 to cover the legal fees that would surface in his decision to respond to the criminal charges against him in a felony domestic violence case.

Phypers' new legal case occurred after the restraining order hearing between him and Richards. He was reportedly arrested on charges including domestic violence, two felony counts of injuring a spouse, and two felony counts of dissuading a witness by force or threat. 

He was placed on bail of $200,000 and eventually regained freedom after spending some time behind bars. Reacting to the charges and his arrest, Phyper's attorney, Michael Finley, suggested that it was all Richards' idea to see Phypers fail.

Finley shed more light on the issue, explaining that Phypers was arrested on an existing warrant connected to a case of physical abuse cited by Richards a while ago. The attorney insisted that neither Phypers nor his legal team was aware of the warrant, making that arrest a surprise.

She opened up on the Bravo2Bravo panel alongside other Bravolebrities like Kim Zolciak and Brittany Cartwright, saying, "Being in the tabloids is very daunting. When you first have to deal with it, it's very hard."

She added that reality TV also brings a much deeper kind of exposure to their lives, where fans get to see the real them without heavy editing, directing, or masking a specific storyline.

According to her, her coping mechanism through it all has been staying grounded and learning to find support in her close circle, who have been there from the start of her exchange with Phypers.
